OUTLINE OF DESIGN SERVICES 
 

PROGRAMMING

·         Initial interviews with all managers and specialized areas

·         Determine square footage, privacy, storage & equipment requirements

·         Provide space planning analysis for proposed building location

·         Determine adjacency requirements between departments to layout the most efficient workflow pattern within the office environment

·         Determine privacy and noise sensitive areas to facilitate space planning which suffers and implement other noise reduction controls as needed

·         Determining design solutions for areas where high visibility and interaction are a needed aspect of the workday

·         Inventory and evaluation of any existing furniture to be reused

·         Field survey jobsite to create floor plan or verify accuracy of existing furniture

·         Develop company image and concept to be portrayed to the public

 

DESIGN DEVELOPMENT

·         Create accurate as-built floor plan of building

·         Layout relationship diagrams – proximics diagram

·         Preliminary space plan with pricing construction document

·         Preliminary furniture plan

·         Building finish materials selection (flooring, walls, ceiling, etc…)

·         Furniture and fabric selections

·         Sketches for any details to be built for preliminary pricing

·         Preliminary budget report

·         Coordinate with architect and/or engineers

·         Select signage, artwork, framing, plants and accessories

 

INTERIOR CONSTRUCTION DOCUMENTS

·         AutoCAD drawing showing all old/new constructed wall placements & dimensions for build-out (demo/partition plan)

·         AutoCAD drawing placement of all electrical, data and phone system outlets with all critical dimensions (electrical/data plan)

·         AutoCAD drawing with specifications for ceiling materials, lighting and switching layout (reflected ceiling plan)

·         AutoCAD drawing for all materials selected for flooring, wall treatments, molding, doors and windows (finish plan)

·         AutoCAD drawing detailing interior construction elevations, sections and millwork details (details)

 

ADMINISTRATION AND PROJECT MANAGEMENT

·         Shop drawing reviews, coordinate and sign-off

·         Coordination with contractor, subs, and client

·         Coordinate with electrician, audiovisual, telecom & data

·         Review preliminary pricing and schedules

·         Site Inspections

·         Field all questions and document

·         Schedule all furniture installations

·         Coordinate installations with building subs

·         Punch List (2)
